Rent or Buy in Alicante: 18 Years of Rent Equal a Flat

In Alicante a square metre sells for 2,834 € and rents for about 13 € a month: 18 years of rent buy the flat. When each option wins in 2026.

There is a question that follows almost everyone who arrives in Alicante with a half-unpacked suitcase: do I rent or do I buy? You ask it looking out at the sea from Postiguet beach, or climbing up into the Santa Cruz quarter between whitewashed walls and flowerpots, and you know the answer will shape the next ten years of your life.

There is no single answer. There are numbers, which in 2026 are fairly clear, and there is a part no spreadsheet captures. Let us take both.

The 2026 numbers, plainly

In the summer of 2026, a square metre to buy in the city of Alicante hovers around 2,834 €. To rent, it runs between 12 and 15 € a month depending on the area: about 12 € in the centre and the ensanche, up to 15 € in Playa de San Juan and Cabo de las Huertas. An 80 square metre flat therefore rents for a little over 1,000 € a month.

Cross those two figures and you get the number in this article's title: at these prices, about 18 years of rent equal the purchase price of the same flat (2,834 € per metre against roughly 156 € of annual rent per metre). Below twenty years, the scales start to tip toward buying for anyone who stays. Seen from the other side, the gross rental yield sits at 4 % to 6 % depending on area and source.

One detail that weighs: rents in Alicante rose close to 8.7 % over the past year. A fixed mortgage payment, by contrast, does not move. That is the difference between a cost that surprises you every September and one that will still say the same thing twenty years from now.

What renting gives you (and takes away)

Renting is freedom. You do not need to save a deposit, you sign in an afternoon and, if work takes you to Valencia or back home, you leave without selling anything. For anyone not yet sure Alicante is forever, or who wants to try a neighbourhood before committing, it is the sensible choice.

In the Valencian Community, moreover, rent remains free of caps: Alicante is not declared a stressed-market zone, so the price limits of the Housing Law do not apply here. We explain it in detail in why your rent in Alicante is still free.

The price of that flexibility is that every euro you pay disappears. After ten years you will have handed over more than 120,000 € and the home will still not be yours. And with current increases, the rent five years from now will not be today's.

What buying really costs

Buying asks for muscle up front. On top of the price come taxes and fees, and here 2026 brought a change worth knowing.

Since 1 June 2026, the tax on resale homes in the Valencian Community (the ITP transfer tax) dropped from 10 % to 9 % up to one million euros, with 6 % for buyers under 35 purchasing their main home and 3 % for large families. New builds, on the other hand, are taxed at 10 % VAT plus 1.4 % stamp duty: 11.4 % in total. For the first time in years, resale pays less tax than new build. Adding notary, land registry and administrative fees, the deposit plus costs come to about 30 % of the price if you finance 80 %: the 20 % deposit and a little over 10 % in taxes and paperwork. For a 227,000 € flat that is around 70,000 € on day one.

An example at August 2026 rates

Take that 80 square metre flat at around 227,000 €. As an illustration, with a fixed mortgage near 2.7 % over 25 years (the Euribor closed July 2026 near 2.8 % and the best fixed rates start at 2.2 %), the monthly payment is about 835 €. Add 150 to 200 € for property tax, community fees, insurance and upkeep and you land around 1,000 € a month, very close to what renting it would cost. The difference is that those 835 € build something of yours, and rent does not.

Buying makes sense if you stay. Below three or four years, the upfront costs do not pay off and renting wins. After that, every year favours the one who bought. If you lean that way, look at what is available: for instance, this new-build apartment in Villajoyosa, a step from the beach.

When does each one win?

In short, no fine print:

  • Rent if your horizon in Alicante is one to three years, if you are not yet sure of the neighbourhood, if you do not want to tie up 70,000 € or if your job can move you.
  • Buy if you see yourself here for more than four or five years, if you have the deposit saved, if it matters to you to fix your cost against rents that rise every year and if you want a home you can truly make your own.

And a third path many forget: buying does not force you to live here all year. Many foreign buyers use the home for a few months and rent it the rest, within local rules, turning part of those 1,000 monthly euros into income instead of expense.

What the calculator does not see

There is something no ledger reflects. Buying in Alicante is planting your feet in a place: painting the wall whatever colour you like, changing the kitchen, letting the house grow old with you while the orange tree in the courtyard bears its first crop. It is waking on a Tuesday in March to the smell of orange blossom, knowing that piece of the Mediterranean is yours.

Renting has its poetry too: the poetry of changing your view every couple of years, of waking in front of the Postiguet and, later, in front of the port of Villajoyosa. Living here, either way, is a way of living a dream wide awake.
