Benalúa and Pla del Bon Repós: Alicante's rising neighbourhoods
Close to the centre, with prices still accessible and a transformation underway. These two neighbourhoods offer the best value for money in Alicante city.
In a city where Playa de San Juan exceeds 3 500 euros per square metre and the historic centre touches 3 400, two neighbourhoods still offer what many buyers are looking for: proximity to the centre, reasonable prices and a clear improvement trend. Benalúa and Pla del Bon Repós are not postcard neighbourhoods — they have no beach or castle — but they are neighbourhoods that work. And in a rising market, that has enormous value.
Where they are
Benalúa and Pla del Bon Repós occupy the inland strip south of Alicante's centre, between the Renfe train station and the Hércules stadium. They are not coastal neighbourhoods: they are about fifteen minutes on foot from Postiguet beach and ten from the commercial centre. But the train station, the main avenues and several public transport routes pass through here, making them some of the best-connected neighbourhoods in the city.
Benalúa is the better known of the two. It extends around Avenida de la Estación and Calle Isabel la Católica, with a regular urban grid of wide streets and buildings of 4 to 8 floors. Pla del Bon Repós sits just to the south, more residential and quieter, with apartment blocks from the 1960s-80s gradually being renovated.
Why they are on the rise
The appreciation of Benalúa and Pla del Bon Repós is no accident. It responds to a combination of factors:
- Spillover from the centre: as historic centre and Ensanche prices climb, buyers seeking urban proximity without paying 3 000+ euros/m² move to adjacent neighbourhoods. Benalúa is the first to capture that demand.
- Renfe station: proximity to the train station (high-speed rail to Madrid, commuter trains to Elche and Murcia) adds logistical value other neighbourhoods lack.
- Gradual rehabilitation: new shops, cafés with modern concepts, facade and entrance renovations. The neighbourhood has not transformed overnight, but the trend is visible street by street.
- Yield: with purchase prices between 1 500 and 2 200 euros/m² and growing rental demand, estimated yield sits between 6 % and 7.5 % annually, one of the highest in Alicante city.
What the neighbourhoods are like
Benalúa
A working middle-class neighbourhood in evolution. The streets are wide and straight, with buildings ranging from 1970s exposed brick to contemporary refurbishments. Local commerce is varied: greengrocers, bakeries, hardware shops, old-school neighbourhood bars alongside new cafés and restaurants.
Avenida de Alfonso el Sabio — marking Benalúa's northern border with the Ensanche — has become one of the city's most interesting streets: restaurants, terraces and an atmosphere that draws both locals and centre visitors.
Benalúa is not pretty in the tourist sense. It lacks Santa Cruz's photogenic charm and San Juan's promenade. But it offers something those neighbourhoods cannot at the same price: space, functionality and authentic neighbourhood life.
Pla del Bon Repós
Quieter, more residential, more affordable. Pla del Bon Repós shares the same urban logic as Benalúa but with less commercial activity and slightly lower prices. It is a neighbourhood of families, of elderly people who have lived here for decades and of young couples discovering they can buy a three-bedroom flat for the price of a studio in the centre.
The neighbourhood has parks, public schools and health centres. What it lacks in glamour it makes up for in everyday functionality.
Prices
Prices are these neighbourhoods' main draw for budget-conscious buyers:
- Benalúa: between 1 800 and 2 400 euros/m² for resale in good condition. Unrenovated properties can drop to 1 400-1 700 euros/m². Quality refurbishments approach 2 500 euros/m².
- Pla del Bon Repós: between 1 400 and 2 000 euros/m². One of the most accessible areas of Alicante's urban core with reasonable access to the centre.

Services
- Transport: urban buses with good frequency, Renfe station (long-distance and commuter trains) less than ten minutes on foot from Benalúa. The nearest tram stop (Luceros) is about fifteen minutes' walk.
- Shopping: supermarkets (Mercadona, Consum, Día), local shops, neighbourhood market. The Alfonso el Sabio area offers increasingly quality dining.
- Healthcare: public health centres in both neighbourhoods. Alicante General University Hospital accessible by public transport.
- Education: public schools and secondary institutes. No international schools in the area — the nearest are in San Juan.
- Leisure: urban parks, municipal sports facilities. Postiguet beach is about fifteen minutes on foot; the historic centre about ten.
Who are these neighbourhoods for?
- First-time buyers looking for their first home in Alicante city without the coast or centre budget.
- Investors seeking rental yield in an area with growing demand and low entry prices.
- Families who need space (three-bedroom flats at accessible prices) and basic services on foot (school, supermarket, health centre).
- Renovation buyers: the supply of unrenovated properties at low prices (1 400-1 700 euros/m²) is an opportunity for those who want to buy, renovate and personalise.
If you prioritise beach, sea views or a premium-image neighbourhood, these are not your first choice. But if you prioritise the numbers — entry price, appreciation potential, yield — Benalúa and Pla del Bon Repós are at the point where opportunity still exists.
The future of the area
The trend for these neighbourhoods is clear: upward. As the centre and coast become more expensive, demand shifts to the inner ring, and Benalúa is at the front of the queue to absorb it. The process will not be instant — transforming a neighbourhood takes years — but the indicators point in the right direction: rising but still accessible prices, renewing commerce, increasing refurbishments and an increasingly young and professional new-resident profile.
Pla del Bon Repós is a step behind Benalúa in this evolution, which means its prices are even lower and its appreciation potential, proportionally, could be greater.
Frequently asked questions
Is Benalúa a safe neighbourhood?
Yes, broadly speaking. It is a middle-class neighbourhood with street life and a strong sense of community. As in any urban area, some streets are quieter than others, but there are no significant safety issues. Lighting and street conditions have improved in recent years.
Is there good public transport?
Yes. Urban bus lines cover both neighbourhoods well, and the Renfe station is just minutes on foot from Benalúa. For the tram you need to walk to Luceros (about 15 minutes), but the rail connection more than compensates.
How much does a full renovation cost in these neighbourhoods?
For a flat of 80-100 m², a full renovation (bathrooms, kitchen, flooring, electrics, plumbing) typically costs between 40 000 and 70 000 euros in Alicante, depending on the finishes chosen. Added to the unrenovated purchase price (1 400-1 700 euros/m²), the total cost can still come in below the price of an already-renovated property.
Are they good neighbourhoods for rental investment?
Yes. Estimated yield (6-7.5 % annually) is among the city's highest, combining low purchase prices with sustained rental demand. Proximity to the train station and centre attracts professional and student tenants.
How long does it take to reach the centre or the beach?
To the historic centre: about 10 minutes on foot from Benalúa, 15 from Pla del Bon Repós. To Postiguet beach: about 15-20 minutes on foot. To Playa de San Juan: about 15 minutes by car or 25 by public transport.
