If Playa de San Juan is the coastal area everyone knows, Cabo de las Huertas is the one few mention and many desire. A rocky headland southeast of San Juan, with hidden coves, pines reaching down to the water, a lighthouse marking the tip of the cape and a handful of residential streets where silence is the norm. There are no large shopping centres or fashionable terraces: people come here to live, not to be seen.

Location and landscape

Cabo de las Huertas is a headland that separates Albufereta beach (to the north) from the final stretch of Alicante's urban coastline (to the south). Its profile is unmistakable: low cliffs, rocky and gravel coves, coastal pine forest and the Cabo de las Huertas Lighthouse as a visual landmark from both land and sea.

The cape is home to several of Alicante's most attractive coves — small, sheltered from waves and with crystal-clear water. These are not sandy beaches for sun loungers but rocky coves for bathers who prefer nature to comfort. Cala de la Palmera, Cala Cantalar and Cala de los Judíos are among the most popular, though «popular» on the Cabo means a fraction of what you see in San Juan.

Residential types

Cabo de las Huertas combines three types of property:

  • Villas and detached houses: the dominant type near the lighthouse and cliffs. Large plots, private gardens, own pool and, in the best locations, direct cove access. Luxury front-line villas can exceed 5 million euros.
  • Terraced and semi-detached: gated communities with communal areas, pool and private parking. More accessible than villas, they maintain the low-density residential character.
  • Apartments: low-rise buildings (4-6 floors) in the cape's interior. Many with communal pool and garage spaces. The entry point to the neighbourhood for those who want the setting without the villa budget.

Prices

Cabo de las Huertas has Alicante's highest price per square metre outside the Playa de San Juan beachfront:

  • Cliff-front villas: 4 000-8 000+ euros/m². Properties with direct sea access or panoramic views command luxury figures. Sales above 5 million euros have been recorded in recent years.
  • Terraced houses in complexes: 2 500-3 500 euros/m². Quality communal areas, small private plot.
  • Apartments: 2 200-3 000 euros/m². Upper-floor flats with sea views approach the higher end.

Supply is limited: the Cabo has no available building land and most properties belong to owners in no rush to sell. When something interesting comes to market, it moves fast.

Services

Cabo de las Huertas is a purely residential neighbourhood. Day-to-day services are limited:

  • Shopping: a couple of small supermarkets and some local shops on Avenida del Cabo, but the weekly shop is done in Playa de San Juan (Fontana area) or at the nearest shopping centre.
  • Dining: some quality restaurants on the coastal side, especially near the Club Náutico Costa Blanca. More options five minutes away by car in San Juan.
  • Healthcare: the nearest health centre is in San Juan. San Juan Hospital is ten minutes away.
  • Education: no schools on the cape itself. The nearest are in San Juan (including Lope de Vega and the British School) or Vistahermosa.
  • Transport: urban buses with moderate frequency. No direct tram stop — the nearest is in Albufereta or San Juan. A car is essential.

Lifestyle

Living in Cabo de las Huertas is a statement of intent: people choose this neighbourhood for what it does not have as much as for what it does. It does not have bustle, terrace gridlock or San Juan's density. It has silence, sea access without crowds, pine-shaded trails with Mediterranean views and the privacy that comes from living in a neighbourhood counted in hundreds, not thousands.

The Cabo coastal path — a clifftop trail running from Albufereta beach to the southern coves — is one of the most beautiful urban walks on the Costa Blanca. At sunset, with the sun dropping into the sea, you understand why people are willing to pay what it costs to live here.

  • vs Albufereta: Albufereta is more affordable, has its own sandy beach and a future development that will bring more services. The Cabo is more exclusive, more expensive and more consolidated — it will not change significantly.
  • vs Vistahermosa: Vistahermosa is inland residential with detached houses but without sea access. The Cabo has the sea on foot, though at the cost of even more limited shopping.

Is Cabo de las Huertas safe?

Yes. It is a low-density residential area with very low crime levels. Most complexes have controlled access and their own security. It is one of the quietest neighbourhoods in Alicante in every sense.

Is there a sandy beach on the Cabo?

Not on the cape itself. The Cabo's beaches are rocky and gravel coves, small and natural. The nearest sandy beach is Albufereta (five minutes north by car) or Playa de San Juan (five minutes northeast). If sand is essential for you, the Cabo will be close but not right on top of it.

Can I rent it as a holiday let?

It depends on the community of owners and municipal regulations. Many complexes on the Cabo have statutes that limit or prohibit short-term holiday rentals. Always check the community minutes and statutes before buying with that intention.

Does Cabo de las Huertas have appreciation potential?

The fundamentals are solid: an unrepeatable coastal location, exhausted building land (nothing more can be built), growing demand from national and international buyers, and continuously improving construction quality. It is an area where prices have risen steadily and where supply will always be limited by geography.

How do I get to central Alicante from the Cabo?

By car, about 10-12 minutes via Avenida del Cabo and Avenida de la Condomina. By bus, the urban line connects to the centre with reasonable frequency. There is no direct tram — the nearest stop is in Albufereta. For most Cabo residents, the car is the primary means of transport.
